Everything that lands on a roof ends up in the tank sooner or later: dust, leaves, pollen, bird droppings, moss and the fine grit that washes off older roofing. The heavier material settles on the tank floor as sludge. Left long enough, it gets stirred up whenever the tank fills quickly, clogs filters, stains fixtures and gives bacteria somewhere to live.
Tank cleaning removes that layer and puts the tank back in a state where the treatment after it can work. For households that drink their tank water, it is one of the basic jobs that keeps the supply safe.

Who relies on tanks around Christchurch
Most of the city is on a council supply, but some homes nearby are not. On Banks Peninsula, Birdlings Flat, Little River, Pigeon Bay and Wainui are restricted supplies: each property needs its own storage tank, and use is limited to 1,000 litres a day. On restricted rural supplies in Waimakariri, water trickles through a restrictor into a tank on the property. Lifestyle blocks and rural homes that collect roof water need the same care.
Canterbury is dry by New Zealand standards. Christchurch averages about 618 mm of rain a year at the airport, so a tank may not refill quickly after it has been drained or contaminated. That is one more reason to clean with the water left in.
Signs your tank needs cleaning
Some tanks go years without trouble. Others need attention after one bad season. Look out for:
- Brown, cloudy or tea-coloured water, especially after heavy rain
- Sediment cartridges clogging within weeks of being changed
- An earthy, swampy or rotten egg smell at the tap
- Fine grit in shower heads, tap aerators and toilet cisterns
- A pump that loses pressure or cycles more than it used to
- No record of the tank being inspected in the last year
How It Works
How we clean without draining the tank
Level, the BRANZ sustainable building site, notes that sludge can be removed by siphoning or pumping without emptying the whole tank. We use a tank vacuum that draws sediment off the floor while the clean water above stays where it is, so you can usually keep using the tank the same day.
Before and after, we inspect the inside of the tank for cracks, failed seals, roots, dead animals or insects, and check that the lid and vents are sealed. Where there is a heavy build-up, a damaged liner or contamination that cannot be vacuumed out, we explain whether a full drain and scrub is needed. If the tank itself is past saving, we can quote a replacement through our rainwater tanks service.
Fixing where the dirt comes from
A clean tank will not stay clean if the roof and gutters are the problem. The Ministry of Health guidance on water collection tanks recommends gutter mesh and a first flush diverter to send the dirtiest water from the start of each rain away from the tank. It also suggests bringing water in near the bottom through a U-bend so sediment is not stirred up, and drawing water from near the surface through a floating outlet.
We check each of these while we are there: overhanging trees, blocked or sagging gutters, leaf guards, the first flush chamber, and whether the inlet and outlet keep sediment where it belongs. Sites under bush and mature trees, such as parts of the Port Hills and Lyttelton, fill gutters with leaf litter quickly. If your spouting and downpipes need work, our roof plumbing team can fix them on the same job.
Filters, UV and safe drinking water
If your household drinks tank water, the guidance hosted by Taumata Arowai, the drinking water regulator, is clear that keeping it safe is the household's responsibility. It advises inspecting tanks every year and cleaning them when needed, ideally by a tank cleaning contractor, and having the water tested at a recognised laboratory if you are unsure about it. Boiling for one minute is described as the simplest way to kill germs in doubtful water.
After cleaning, we replace sediment and carbon cartridges, check the UV lamp and clean its quartz sleeve so the light can reach the water. If your tank has no treatment at all, we can quote a proper setup through our water filtration service. Level suggests checking tanks every 6 to 12 months, desludging once sediment reaches about 250 mm, and clearing gutters, leaf guards and first flush diverters every three to six months. In a dry summer, when tanks run low and water is bought in, the guidance recommends a registered water carrier, and a clean before the top-up means fresh water is not mixed into old sludge.
What affects the cost
Every tank clean is quoted free, because tanks and sites differ so much. The price depends on:
- Number of tanks and their size
- Depth of sludge and whether a full drain is needed
- Tank type: concrete, plastic or steel with a liner
- Access for the vacuum hose and the size of the lid opening
- Travel to rural Selwyn, Waimakariri or Banks Peninsula sites
- Filter cartridges, UV lamp or sleeve replacement, and any gutter or first flush repairs
Why Choose Cheeky's Plumbers for Water Tank Cleaning
Clean with the water in
Vacuum desludging means you keep most of your stored water and can usually use the tank the same day, which matters in a dry Canterbury summer.
Whole system checked
We look at the roof, gutters, first flush, inlet, outlet, pump and treatment, because a tank only stays clean if the water going in is clean.
Licensed plumbers on the job
Our PGDB-registered plumbers can repair pumps, replace filters and UV parts, and fix spouting on the same visit rather than sending you to another trade.
Photo record of the clean
You get before and after photos in your job report, useful for your maintenance records and for rental properties.
Water Tank Cleaning FAQs
How often should a water tank be cleaned?
Inspect it at least once a year. Level suggests desludging once sediment reaches about 250 mm.
Do you have to empty my tank to clean it?
Usually not. We vacuum the sludge off the floor while the clean water stays in the tank.
I am on a restricted supply. Do I still need to clean my tank?
Yes. On restricted supplies in Banks Peninsula and rural Waimakariri, the tank on your property is yours to look after, and sediment still builds up over time.
Is it safe to drink rainwater from a tank?
It can be, if the roof is maintained, the tank is clean and the water is treated. Testing at a recognised laboratory is the way to be sure.
What is a first flush diverter?
A fitting on the downpipe that sends the first, dirtiest water from each rain away before the rest flows into the tank.
Can I clean the tank myself?
You can maintain gutters and first flush devices yourself. The Ministry of Health guidance prefers contractors for tank cleaning, and nobody should enter a tank without ventilation and a second person present.
